Approved Special Housing Areas

Approved variation and new Special Housing Areas – Golden Sands and Palm Springs, Papamoa East

In 2014, Tauranga City Council was approached by a number of developers to establish Special Housing Areas (SHAs) in the Papamoa East area. These SHAs were approved by the Minister of Housing and included developments by Hawridge Developments Ltd in Palm Springs and Bluehaven Holdings Limited in Golden Sands. Hawridge Developments and Bluehaven Holdings subsequently requested that new SHAs be considered adjacent to the approved SHAs. The Golden Sands proposal also included a request to increase the building height limit from 9.5m to 17.5m over a small area of an existing SHA.

The variation and new Special Housing Areas have been approved by TCC and the Minister of Housing and may now proceed through the required consent process.

Approved Special Housing Area - Girven Road, Mount Maunganui

Tauranga City Council has been approached by a developer, SNG Investments No 2 Limited, who would like the site on Girven Road currently known as Golden Grove Kiwi Holiday Park to be considered as a Special Housing Area.

This Special Housing Area has been approved by TCC and the Minister of Housing and may now proceed through the required consent process.

Approved Special Housing Area - Smiths Farm, Bethlehem

Smiths Farm is a Council-owned site in Bethlehem, previously earmarked for new sportsfields and zoned rural residential. Establishing a Special Housing Area over the site would allow for a more intensive form of residential development, to provide for the city's growth. Council would either sell the land or develop it itself.

This Special Housing Area has been approved by TCC and the Minister of Housing and may now proceed through the required consent process.

Approved Special Housing Area – Adler Drive, Ohauiti

Tauranga City Council has been approached by a landowner who would like their land at Adler Drive, Ohauiti, to be considered as a Special Housing Area.

This Special Housing Area has been approved by TCC and the Minister of Housing and may now proceed through the required consent process.

Tauranga City Council has been approached by a developer who would like to develop the vacant site on the corner of Papamoa Beach Rd and Domain Rd through a special Housing Area.

This Special Housing Area has been approved by TCC and the Minister of Housing and may now proceed through the required consent process.
